i recieved a notice from my landlord that i had to vacate my apartment within 30 to 60 days because they are selling the house. what are my rights.

Your rights depend on what your lease says, what kind of property is being leased, and how many other units the landlord owns. The first line of inquiry is with the lease because the sale of the property does not ordinarily change a tenant's rights unless the lease has a termination-on-sale provision. Even then, some such arrangements violate NJ law. Ask a lawyer in your area to look over the lease.
