Rent increased and suddenly barred from the yard.
Yesterday the landlord came to collect the rent personally which was unusual. At that time she informed us that she is increasing the rent by $100/mo. effective next month - August. $100 is quite a steep jump is it legal? Are we supposed to get the notice of increase in writing? Are we supposed to get at least 30 days notice?
The landlord also said that we are no longer alloed access to the backyard. We have lived here for about 7 years and have always enjoyed use of the yard. In fact 2 years ago we put outdoor furniture in the yard with the landlord's permission. The landlord now denies even having had the discussion! Can we be barred suddenly from using the yard?

You should get at least 30 days' notice of rent increase. This could be longer if you have a lease or if there is some other factor applies to you (and there are a lot of such factors).
Use of the backyard- you have a legitimate complaint. I can not tell if you have a legally enforceable right to use the backyard, but you might. You really need to sit down with an attorney.
