Legal Question in Landlord & Tenant Law in New Jersey

My rent term was from June 15 2009 to June 14 2010. My lease had the clause " landlord must offer the tenant a renewal lease to take affect at the end of the term unless the landlord has good cause as defined by law. OR landlord will notify the tenants no less than 120 days before the term ends of the landlords intent to sell the house." I paid rent July 15. I have not received a new lease from landlord. Does this mean we are under contract for another year. OR do I have the right to give a 30 day notice to terminate since I have not received anew contract?

The clause that you cite does not create an automatic renewal. So, if the landlord has not offered you an new lease at the end of the term, you have two options: (1) You can compel the landlord to offer you a new lease; or (2) you can treat the tenancy as month-to-month under the terms of the old lease. � See also: http://info.corbettlaw.net/lawguru.htm
