Legal Question in Landlord & Tenant Law in New Jersey

Hi! I have been renting a garage for my truck repair business for almost a year. My lease is for 3 years. I was a happy renter before my landlord came over and stated that he was planning to rent the next door unit to another truck repair company. I believe that this competition will negatevely affect my business and want to lease before my lease is ended. The lease doesn't have any specific clause that would prohibit my landlord to rent units in his building to whoever he wants. However, there should be some legal ground to avoid paying liquidated damages if I break the lease since the conditions have been changed. Please advise what should I do to get out without being responsible for paying rent for next two years.

This is the kind of really nasty mess that takes more than a little care and analysis. I would need to see the lease, maybe a floor plan of the building, and discuss it with you. You are right, this is not helpful to your business at all. You need to be careful in this.
