Your landlord has a hugh problem. Because he rented an illegal apartment to you he must PAY

YOU six months rent for moving expenses, as a condition of your eviction.

If you are evicted because the apartment is in violation of the zoning ordinances, the landlord must pay you six months rent before you leave. He can't deduct anything from that and, if he has a claim for back rent or damages, must pursue that separately.

So, the critical thing is that you must be evicted or leave under threat of eviction by the Township officials. It is not sufficient for you to just suppose that the apartment is illegal or for the landlord to tell you so. You may have remedies in those cases too, but not the six month relocation payment.
