Rug Damaged and landlord doesn't want to refund the security deposit.
Recently we moved the Office from Englewood, NJ to Englewood Cliffs, NJ.
The problem is that the landlord will not refunding the security deposit that we've made. On top of that, the landlord saying that since the rug is damaged they we will have to pay for the replacement so they can get new tenant. (There are empty spaces that rug is not covered � This is where wall used to be but we removed the wall causing the empty space on the rug)
My question is that we've leased the office for 7 years and landlord never repaints the wall nor replaces the rug. Now after 7 years of the lease, do I have to pay for the replacement rug? Isn't the landlord should pay for the replacement of the rug since the rug is old anyway?
Please inform me your professional knowledge on this matter. And let me know what I have to say to the landlord.

You have a landlord tenant dispute, and it appears that you are a commercial tenant.
The wording of the lease will control this dispute.
I suggest you have a lawyer look at it and advise you.

If you removed the wall with the landlord's prior knowledge and consent
there should be no problem as to the
landlord returning your security deposit. You did not cause the bare spot and what you did not caused the bare spot was with the landlord's prior approval.
