When to start eviction.......

my tenants have been renting with me for over two years...

they have never paid rent on time...always late...sometimes 3-7 days late..i have no problem with that...but many other times...2-3-4 weeks late...for this and several other reasons i would like them out.....is their continued history of late payments enough for me to proceed with eviction notice.....the husband has recently lost his job and i am anticipating more delays...i have 2 1/2 months security.......

Re: When to start eviction.......

In order to terminate a tenancy for habitual late payment of rent, (if it is not an owner occupied premises with not more than 3 units) a prior warning notice called a Notice to Cease must be first served upon the tenant. If the tenant pays late 2 more times after the warning notice, we can then serve the required Notice to Quit with Demand for Possession terminating the tenancy. It is a highly technical procedure and we would be glad to assist you.
