Can she be sued after one year?
I'm writting on behalf of a family member who was waitng on a medical malpratice award that was also living in a condo under section 8.Her landlord asked her if she was going to renew her lease when the time came she told him that she really wanted to buy a house he asked if she wanted to buy the one she was living in she said no that she wanted a single family home..One week later he called her and asked how soon could she move because he had someone that wanted to see the place. She said that she wasn't sure but she would put speed behind her house serach. She moved and wasn't a ble to take her furniture because she had to use a cab when it came time to leave. She informed her case manager from section 8 that she was moving and gave forwarding address to them. The case manager told her that they had to do an exit inspection but for her to take pictures as to have proof what condistion the place was in when she left. The landlord came to her new place and she returned the key to him.They spoke about the things left in the condo she told him she had no way to move them and didn't want them.He told her he would take care of it and then a year later He sues her for repair costing $47000.00 She needs help! Can he do this?

There is something more going on here than your facts reveal. The landlord can sue for any excess of damages over the security deposit. Any suit requires a defense. If the landlord is suing for an inflated amount believing that there is money because of the earlier award, then the suit is frivolous and the landlord may be liable for damages.
The amount involved is far too great for your family member to be handling this alone. She needs to consult with a lawyer in person. If we can be of help, ask her to call.
