break a commercial lease

I need to break a lease for office.Lease was sighned February 2006 for company name with personal guarantees for 5 years. is it any way to do it, probably with penalty?

This is going to depend on the exact terms and wording of the lease. Be very careful: if you personally guaranteed the lease and your company violates the lease, you could end up having to pay all of the rent for the rest of the 5 years, a huge amount.
