Charging guests to park overnight in driveway.

Can a landlord legally charge one of their tenants an additional monthly fee for the tenant's guest parking in the driveway overnight? The tenant already pays $50.00 a month for a spot in the driveway. It is a single driveway, only the one tenant parks there and the guest does not take away any spaces from the other tenants.

Landlord can only charge under 2 circumstances: If the lease allows it (must be written there) or the landlord has given you at least 30 days advance notice of the charge.
