Legal Question in Real Estate Law in New Jersey
Converting legal 2-family property to 3-family
We're considering buying a legal 2-family house in Jersey City that has for many years been used as a 3-family house. We would like to convert that house to a legal 3-family. What is the process for the conversion, how long does it take and how much will it approximately cost us?
Thanks,

Re: Converting legal 2-family property to 3-family
Is the property entitled to be used as a 3-family? What is permitted at this time? If only a 2-family is allowed, you would have to apply for a variance to go to a 3-family. If you can establish that its current use as a 3-family has been open and notorious for many years, this should not be a difficult procedure. You should use a local attorney familiar with zoning matters and who regularly appears before the local board.
