Legal Question in Real Estate Law in New Jersey

Deed recording

I am a NJ lic. Real Estate Broker. I have a client that purchased several condos since 2003. I recentlty searched the county records and discovered that not one of the deeds have been filed. Why would a buyer do this and how does this affect me as an agent.

If your statement is accurate, this is very very bad, and possibly a catastrophe. The prior owners of the condos would still, according to the public land records, still completely own the units. There could be mortgages, judgment liens or even a second 'sale' of the unit.

Send that buyer to a lawyer today.
