How do I get deposit refunded after a cancelled real estate contract? Contract was contingent upon mortgage approvaland we were denied.

Presuming all requirements of the Contract (which I have not seen) have been met, all that should be required is to show you made a legitimate effort to get a mortgage and have been denied. Upon presenting this, the refund should follow. Your lawyer should be able to send a letter to cancel the contract.
