disclosure of wetlands in newjersey

i signed a contract to purchase a home. the home was advertised with a shed and fenced in back yard. a few days after attorney review ended we were down at the local zoning office and now found out that the whole backyard cannot have any permanent structures such as sheds, pools , fences , anything due to the wetlands thats behind the property. so im trying to pull out of the contract that i would have never in a million years signed having knowing this about the property,but im getting major resistance from the sellers realtor. shouldnt they be legally responsible to disclose that information?

If the contract takes the usual form, it contains a warranty that the existing use is permitted. In your case, it seems that the warranty has been breached. Get a lawyer to help you get out of the contract.
