Legal Question in Real Estate Law in New Jersey

Trying To Evict without a lease after receiving property

Inherited property thru contesting a will. Women and one child has been living in the property without a landlord/tenant lease. Has offered us money to stay in property but we do not want to accept rent. We want her out completely. Went to court to evict and we were deemed the bad guys. Case was dismissed. Sent her a written eviction notice for 60 days. But, went into court before the 60 days expired. Do not know why we lost the case. No lease.
