home inspection and counting days
first, if we came out of attorney review noon on july 20th, and they have 14 calendar days to complete and request repairs for a home inspection, when do they have until.
secondly, in nj you must be licensed to be a home inspector and have completed certain requirements to get such license. our buyer is having a contractor friend do his inspection but on our contract it says specifically ''qualified inspector must perform the inspection meaning licensed in nj and regularly performs inspections for a fee''. can this unlicensed person give any type of report that we have to legally consider?
(meaning can his guy find something, the buyer want us to fix it, and if we say no since he wasnt licensed, could they get out of the contract even though this person wasnt unlicensed, unpaid, and a biased friend?)

If you have an attorney representing you in the sale of your house, then ask the attorney these questions. If the attorney fails to respond, fire the attorney and get one who will answer your simple and sensible questions.
If you do not have an attorney, get one. This is a huge business deal, with a lot of money at stake.

You don't know whether you have a problem, so why make one? At the moment, it is the buyer who is at risk. If the inspector is not qualified, you have the option of rejecting any report without affecting the validity of the contract.
That said, I agree with Mr. Davies. A good general rule is that you should not do your own legal work unless you can afford to mess it up in some substantial way and still walk away happy. If you have legal questions about this transaction, you should hire a lawyer who can give you the individual expertise that you need.
