Legal Question in Real Estate Law in New Jersey

The Hotel and Multiple Dwelling Law

I have been notified that a state inspection of my residence is to be done in accordance with N.J.S.A. 55:13A-1 et seq. (The Hotel and Multiple Dwelling Law). I am the sole owner and resident of a condominium. I understand this might be good for renters, but I feel it's an intrusion into my private home. When was this law enacted and what can they legally inspect? I had an inspection five years ago and was told that I had to paint a ceiling with water stains caused by a leaky roof (the condo association's reponsibility) and I had to do it in a specified time period and then it would be reinspected. I complained and the matter was dropped. Please advise. Thank you.

Re: The Hotel and Multiple Dwelling Law

If the property is rented to someone, not personally occupied by the registered owner, this is a 5-year requirement. If you personally occupy the unit as the owner of record (not as a tenant), it is not required, and you should notify them the property is not a rental.
