You have not indicated if rent is continuing to be paid and if you are keeping it? Verbal notices for leases of real estate are not good even if a month-to-month leasing situation; you must give at least 30 days written notice to vacate. If the tenant refuses, you will probably have to bring eviction proceedings. This is a response to an Internet question and the reply is not intended to be legal advice or as creating an attorney-client relationship.
