Legal Question in Real Estate Law in New Jersey
I have been in my house for 10 years in NJ, I have a corner property and it�s rather large, to the left of my driveway I own several feet of property in my neighbor�s front yard. Since I have been living there he has consistently cut the grass, weeded it, seeded it and he waters it (so every morning my cars are dripping wet). I have over the years cut the grass and picked up the leaves on that side of the driveway. I have told him to please stop and respect the boundaries and to lower his sprinklers to no avail. At this point 10 years later I am at my last straw, what can I do to stop this once and for all. I also placed boundary markers on the lawn and he moves them off the grass. Also I have my property assessment and when I asked him for his he claims he doesn�t have one.

You say "I own several feet of property in my neighbor�s front yard." The fact that it's your neighbor's yard, and that it's beyond your driveway on the side of his house may have given him the impression that it's his, or it may actually be his.
Your placing markers probably won't carry much weight - you need a survey prepared by a licensed surveyor. You should have had a survey at the time you bought the property. Your survey should show your ownership of the strip beyond your driveway,
Make sure that your "telling" the neighbor is done in writing. You may want to send him a copy of your survey, and also ask for a copy of his survey.
