Legal Question in Real Estate Law in New Jersey

My husband, myself and my mother's name is on the deed and mortgage to our house. We have a loan, note has my husband's name only. My question is, with all of us owing approx. 33% of the property, considering deed, in order for one person to transfer ownership to another individual, do all have to sign off, all on the deed?

Please advise. Thanks
