landlord refuses to give me receipt for the security deposit

I've just signed a one year lease for a 3rd floor apt of a multi-family house. I gave him a check for the security deposit, but he would not give me the signed receipt. Is this normal?

Also, when I wrote out the things I would like for him to finish before my move in date (or make a note so that at the end of our lease term, it will be evidence), he told me that he cannot agree to it.

I don't feel comfortable with this landlord. what should I do?

this landlord is not acting reasonably. he is a problem already, before you moved in!
