Landlord responsibility

Is it required by law for a landlord to provide their tenants with a refrigerator in New Jersey? Or to tell them beforehand that she doesn't provide one?

F.Y.I. It is a two-family house that she owns and rents out the second floor to us. It is myself and my roommate that decided to rent it. We didn't sign a lease- it is a month-to-month rental. She didn't tell us when we looked at the place that we had to bring our own refrigerator. Is that legal? Or is it just ethically wrong?

There is no obligation to provide a refrigerator. Since it's only a month-to-month lease, and if you don't want to buy a refrigerator, move out. If you are worried about the remainder of your rent, you may want to speak with your landlord. He may accomodate you by letting you leave early, paying back your pro-rata rent or he may buy you a refrigerator. You may also have other options if he left you with the impression that there would be a refrigerator there. You should immediately contact an attorney

As Mr. Gleaner stated, it is not required that a refrigerator be provided. The point I would like to make is you should always READ to see what is included AND what is excluded by any contract you may sign.

The laws are designed to protect tenants, not landlords. Still, it appears to me that the laws are shifting to reflect more personal responsibility. Everyone needs to exercise common sense in all facets of their life. Here, this means protect yourself... read all contracts, ask questions, take notes and keep them, confirm important things in writing (Dear X, This letter is to memorialize our conversation today. My understanding is you will do Y and I will do Z... etc.). Do these things and when you really need a lawyer, you will have the info necessary for him/her to better assist you.
