Landlord's Right to Repair

Whether a New Jersey landlord is obligated to pay to repair a broken microwave oven in the apartment when it was originally rented?

The landlord insists that it is not his responsibility, and the tenants must pay for the repairs. The microwave is attached to the stove in the apartment. There is no specific reference to this situation in the lease.

This is clearly a small claims issue

If you caused the damage to the microwave

you should pay

If it is wear and tear, it is probably the

responsibility of the landlord
