Landlords Rights

I own a 2 family house in NJ and am in the process of renting one of the floors out. I do not live in the house. How can a landlord choose a tennant. Is it strictly first come gets the appartment or can the landlord choose who they feel would be the best tennant.

You have the right to screen prospective tenants and obtain credit reports and references, but you are also subject to the laws against discrimination. So, to some extent you cannot be too arbitrary.
