After my lease expires and I'm on a month-to-month, is it mandatory that I give a thirty day notice or do I follw what the lease says which is five days written notice?

If the lease says 5 days, that should be sufficient. However, to be on the safe side, I'd give 30 days notice which the law requires, so no dispute can be raised. By certified mail return receipt requested.
