Legal Question in Real Estate Law in New Jersey

in NJ if a commercial lease states "rent shall be subject to a 5% yearly increase at the discretion of the Landlord". Does that mean that we cannot raise it by more?

I believe a reasonable interpretation of that sentence is that the landlord may, if it wants to, raise the rent 5% per year, but no more. Please feel free to contact me ASAP so that we may protect your legal rights. 973-921-0600.
