NJ Real Estate: What are the legal requirements for flat fee payment to a 3rd party (non-Realtor) consulting firm, for providing pricing guidelines, advertising and marketing a house for sale and coordinating showings to qualified buyers by "FSBO" owners?

In other words, providing services that handle all of the details from lawn signage to purchase offer from qualified buyer, but not showing the property or negotiating terms of purchase?

Advertising and marketing a house for sale and coordinating showings to qualified buyers are services by tradition and statute that are associated with real estate brokers. Such an entity must be licensed as a real estate broker in New Jersey and its agents must be licensed real estate salespeople. Lacking that, the entity is not permitted to charge anything for its services and no contract made for services is enforceable in any court of this State.
