Legal Question in Real Estate Law in New Jersey

I have a non conforming commercial property in a residential area. It is grandfathered. It started as a large florist/greenhouses in the 40's or 50's. Over the years it went from a florist to a mechanical contractor, to a general contractor to now a landscape contractor. Lawfully, do I need a zoning certification being it is a grandfathered piece?

That will depend on the zoning ordinance (the town law) for the town where the commercial property is located. I am puzzled that the town did not require the use to stay the same; did the town issue certificates of occupancy to each of these businesses?

You really want to sit down with a zoning attorney (I do this work) and get a certificate of occupancy and maybe a zoning cert.

What you do NOT want to do is put a lot of money into the property, and then have the town issue a stop work order or shut down your business.
