Premature End of Lease

If a landlord and a tenant agree to end a lease prior to the ending date on the lease, what steps should they take to make the agreement superseded the existing lease? Is a verbal agreement good enough? If the landlord agrees to the let the tenant out without penalty, what protects the landlord from keeping the security deposit?

You should arrange to enter into a surrender agreement. The landlord accepts possession and agrees to free you from your lease obligations.

WITHOUT GIVING SPECIFIC LEGAL ADVISE, BE ADVISED THAT A LEASE CAN BE ENDED EARLY BY MUTUAL AGREEMENT, BUT IT MUST BE IN WRITING AND THE STATUS OF THE SECURITY SHOULD BE PART OF ANY SUCH AGREEMENT. YOU SHOULD HAVE A LAWYER REVIEW OR PREPARE THE DOCUMENT.
