Legal Question in Real Estate Law in New Jersey
property lines
there is a wall on my neighbors property that comes over the property line 1.5 feet. the end of the wall that is on my property is supporting my fence and my gardon wich are up on a hill. the wall has been there for many years it was there before he bought the property. Can he legally remove that end post of the wall on my property removing the support for my garden without my permission.

While he may have acquired rights by adverse possession (open and notorious use of your land for 20 years), the fact the wall acts as a retaining wall may prevent him from removing it without your agreement. More information is needed to give you a more definite answer.
