Have you ever heard of a buyer preparing an affidavit of title? My boss asked me to prepare one but as I'm typing it it's not really making any sense. If there is such a thing does anyone know where I can find a sample copy of one?

This is traditionally done where a Mortgage is involved and goes to the Mortgage Company, not the Seller.

It's usually the seller who provides the information for and signs the Affidavit of Title. It's also Seller's responsibility to prepare the deed and other deed documents. Your boss [who I assume is a lawyer] should not be asking staff to prepare something without providing guidance. [sorry, fellow lawyer].
If you're really stuck, you might want to call the title insurance agent or company that will insure the buyer's title. I'm sure they have forms and can help you.
