Legal Question in Real Estate Law in New Jersey

Recent wife lost alimony,can't make house payments.Can we list sale thru realtor and settle payments with mtg co on closing.(She has sufficent equity in house. I am 78 yo on SS and would have to withdrawal from IRa to make her payments. (Northern NJ)
