Removing my ex from the deed

Hello - I hope someone can give me some answers...I bought my home 15 years ago - with my ex-girlfriend. On the day of the closing, she signed a quit claim deed. She has never lived in the home nor has she ever contributed a penny. I have recently found out that the lawyer who handled this never filed the quit claim deed with the county. How can I go about removing her name from the deed?

Were there any conditions in an agreement between you and your ex about when the Quit Claim deed could be recorded? You may be able to contact the lawyer who handled this transaction at the beginning, to discuss how to record that deed now, if the conditions were satisfied.

If you cannot record the original Quit Claim deed, try to locate your ex and see if she will sign a deed now, giving up any interest she had in the property, and you record it.

If this will not work either, you will need to file a legal action to "partition" the property, asking the court to either award you full title or to order a sale and divide the net proceeds between you and your ex.
