Rental apt late fee

A charge of 50.00 has been tagged to rent if they receive it on the 3rd. Lease reads payable by first, however no one does since certain pay periods do not allow. if rent is not paid on the first they send a notice to take people to court in addition to a late fee of 50.00. state of nj allows grace periods for car insurances, mortgages etc. this management company harrarras the people who live there. i myslef an a professional. lease states payble on the first. one time it went in after the 15th of respective month and a notice to appear in court was on the door. charges have been paid even for a court date that never took place. still the late charges appear for march rent which was mailed on the 3rd. what can i do about this.
