Six weeks after the end of my rental lease, the landlord hit me with all of these charges for damage. The realtor told me that the landlord has to present these damages within 30 days of leaving the property. Is this correct?

there are a couple of issues here. you really need to sit down with a lawyer, so that you do not have a lawsuit against you that you are not prepared for.
