Return of Security Deposit

My husband and I signed a 1-year lease for an apartment in an owner-occupied (never again) 2-family home. We are excellent tenants (never late with the rent, not loud or destructive, keep the place spotless, etc.). However, our landlord is a nightmare, and we need to get out. We signed the lease on September 1, 2006. We plan to send her (by certified mail) a move-out notice/return of security deposit request by the end of July. If we pay rent for August, we have until the 31st to vacate, correct? If not, how late can we stay without having to pay September's rent? Again, we're not getting out of the lease early. September 1, 2007 will be a year. We just want to be certain of our time frame. Thanks in advance for any advice/clarification.

you should give written notice before the end of July that you are terminating and leaving on August 31, 2007 (so long as the lease runs to August 31, you must check that to be sure).
