security deposit

Tne tenant is breaking the leaseThey send me a letter saying that they will vacant the premises on April 30, 2000. They did not paid the month of April. I have a security of one month and a half. The lease agreement states that this sum will be returned after th tenant has vacated the apartment, provided that the tenant has fully complied with all the terms and conditions in this lease. SECURITY MAY NOT BE APPLIED TO PAYMENT OF THE RENT. Can the tenant even they are breaking the lease and not paying the last rent ask for the security deposit and if they do it what has to be my answer?

First, is there a written lease? Second, when is the term up? Third what day did the Tenant give you notice and was it in writing?
