Is it appropriate for a leandlord to write non-refundable security in the lease, when she states it will be refunded if nothing is wrong with the apartment. I am thinking she should restate this for further disagreements

If the landlord intends to return the security deposit unless the tenant has damaged the apartment, that's what the lease should say. Anything that is "said" by the landlord without writing it in the lease will not count. Make sure that your landlord makes that change in writing to protect your security deposit.
