what happens if the seller fails to show up at settlement

It depends on what the contract says. If time is not of the essence in the contract, the seller has some latitude in the exact day of the sale but not showing without notice might be construed as a refusal to sell. If the seller refuses to complete the sale, the buyer may be able to force the sale. There is also the possibility of the buyer's being able to collect damages for the breach of contract.
