didn't have a signed lease

I recently purchased a four unit home from my father. none of the tenants have signed leases. one tenant moved out today without telling me, didn not return the keys to the home and had the locks changed. i am unable to get into the home at this time, however i was able to look into the windows and noticed that changes had been made to the walls and the blinds were taken. No forwarding address or phone number was left.

Your first mistake was buying the property without resolving the issue of the tenants. You now have a huge job. Speak with each of the tenants, clarify what they believe their present status is; you will need to have leases prepared and possibly evictions will need to be accomplished. In my opinion, you certainly will need the assistance of an attorney to work out this complicated situation. Keep in mind that this advice is based purely on the little bit of information that you have given to me. There may be other factors that would change my opinion.
