Squatters Rights

What exactly are squatters rights? My roommate told myself and my landlady (in writing) that she was moving out at the conclusion of the lease. With 1 month left on the lease, she changed her mind and decided she wants to stay. I have since found someone else to move into her room. She says that she has more legal right to our apt than the person moving in and will claim squatters rights. Please explain to me what they are and how the relate to this situation. Thank you
