tenant using home as a business without landlord approval

Tenant is baby sitting friends' children during the day. If something were to happen to the children, how can I, the landlord protect myself legally? Would a legal notarized document absolve me of responsibility for these children's well being? My concern is that these are not the tenant's biological children.

Does the lease allow this? You can insist that the tenant carry liability insurance naming you as an additional insured, if you still want to allow this. Also, get a save harmless agreement that states the tenant will defend, indemnify and save you harmless from any claims arising out of negligent injury not caused by you. If the lease does not allow it, you can serve a notice to quit which would allow you terminate the lease for failure to terminate a prohibited activity.
