title for a LLC property

i recently added a rental property under LLC.

I have two questions:

1. Do you need to change the title of the property to the LLC?

2. Should i get insurance under LLC. Is it a commercial insurance?

1. There is no reason why you cannot trade under a name different than that of the LLC. If you are using that name for commercial purposes, such as on your checks and invoices, you should register the name as an alternative name for the LLC. That process is both simple and inexpensive.

2. The LLC should have insurance. Underinsurance is one of the factors that tempts judges to reach beyond the protection against personal liability given by the corporate and LLC forms and reach the individual investors. It is likely that you can insure the LLC on its own account and add yourself and any other investors as "additional named insureds" on the same policy. This protects you personally at a much lower cost than having a separate policy and is well worth the extra cost.
