Trailer as Real Property

If a trailer is on a purchased piece of real estate, under what conditions can that trailer be considered part of the real estate that has purchased?

Check to see if the trailer is registered with dmv. If it is not, and secured to the land on a foundation, then it would likely be deemed part of the real estate and improvements. If it is registered with dmv and not attached, it is more likely a motor vehicle. The other issue I would review is the language of the deed conveying the property. That would give some real clues as to the intention of the parties.
