Variances

I am scheduled to attend a hearing to obtain a ''c'' variance so I could build an addition onto my existing home. The township law states your home must be 50 feet from the road. My home is considered non conforming because it is 34 feet from the road. My question is that at the hearing I need to state an unusual hardship in order to obtain the variance. Since my home has 3 bedrooms, a kitchen and living room, I want to add another room to be a dining room. I am not sure what to state is my hardship. Could you help me?

You do not say if you propose adding to front or rear of house, whether or not there are other line deviations you need (e.g. rear or side line setbacks) or other details. Most Towns will not give you much trouble if there are no objections from neighbors. Hardship is irregular, non-conforming lot and need for a dining room. This also assumes you are not greatly exceeding the lot coverage requirements.
