3 names on deed

my mother, father and sister are all on the deed. My mother passed away. Is the house now split between my father and sister or does my father get my mother's share as he is her beneficiary in her will?

I would need to review a copy of the deed to give you an answer. However, it's possible that the original deed made your parents and your sister joint owners with your parents owning half and your sister owning the other half as tenants-in-common.

it depends on how the three of you were deeded. You could have been joint tenants or tennants in common. The sister may own the house with the father but it depends on the wording in the deed.
