Legal Question in Landlord & Tenant Law in New Mexico

I have discovered the apartment I rented for my son had a one year lease agreement and I signed it (stupidly) with out reading it was for a yr. Now 30 days later, it is obvious that he is not able to live independently. I told him to go give notice and he was informed that I was responsible for the rent for one year. Is there anything I can do?

I should take a look at the lease. Not sure why you signed it? Did you guaranty payment or performance by Lessee?

I would review basis for termination and perhaps propose re-lease or sublease agreement.

You should read the agreement carefully. Possibly, there should be a pre-mature cancellation clause with some penalty.

If there is no such clause, you should talk to the landlord about pre-mature lease cancellation.

Normally in such cases,the landlords require 30 - 60 days notice and/or rent for the notice period.
