When is a lease agreement legal? The tenants have signed but the landlord has not.

Re: lease agreement
Both parties must sign a lease for it to be legally valid - the lessor and the lessee. If one has not signed, then the tenant is occupying the property on a month-to-month tenancy which can be terminated by either party upon 30 days written notice.
