Legal Question in Real Estate Law in New Mexico

I am selling my property on a real estate contract. What sort of deed is involved from me to the buyer. Is a quit claim deed from the buyer back to me required.

It is customary for you to provide a warranty deed to the buyer at closing, and for the buyer to provide a special warranty deed to you to be held in escrow and released only in the event of default by the buyer.
