Legal Question in Credit and Debt Law in New York

Collecting on a judgement

I am a landlord who recently evicted his tenants. I received a judgement for past due rent which I would like to collect. What's tricky is that my tenant made a claim against my homeowner's insurance for injury in a fall. I believe I have given a good case which removes liability from myself in the claim, but I expect she will still receive a settlement. How can I put a lien against a potential settlement amount?

Fir starters, send a copy of the judgment to the insurance company with a cover letter advising them of it and to the tenant's lawyer.

Good Luck
